APARTMENT ConNeXTion is an advertising and information source. This website only provides advertising and information services to help connect people searching for rental housing with owners that have rental housing available. APARTMENT ConNeXTion does not lease or sublease rental housing and is not a party to any transaction between property owners (or their agents, brokers, property managers, or employees) and prospective renters.

APARTMENT ConNeXTion does not:

1. Guarantee, warrant, or ensure any part of any rental housing transaction between a renter and landlord.
2. Execute any lease or sublease documentation on behalf of any landlord or renter.
3. Collect or process any application fees, security deposits, or rental payments on behalf of renters or landlords.
4. Lease, or sublease or offer to broker, lease or sublease and rental housing.
5. Own, lease, or have any ownership interest in any rental housing

Best Available Information Limitations:
The rental advertisements published online through APARTMENT ConNeXTion represent the best available information. We do have an opportunity to physically inspect many (but certainly not all) advertised rental homes. Therefore, we must rely on representations and descriptions from the property owner or its agents. We encourage you, as a prospective renter, to let us know if you go on a showing that is materially different from the listing description. You can contact us about a listing disparity by clicking more information link in the listing and picking the email option. Address your email to mail@apartmentconnextion.com and use the message field to specify exactly what you observed as inconsistent with the listing.
The published rents and availabilities are subject to change without notice in the sole discretion of the property owner or manager at any time. Despite our best efforts, we do occasionally publish listings with typographical errors or inaccuracies. We make these text corrections and owner rent / availability changes for the affected listing online as soon as we become aware of them. Please be advised that the current online listing is always the most recent and supersedes any prior online versions of that listing.

Square footage figures and room dimensions are often estimates, always rounded to the nearest foot; they are never represented as exact. Photos and floor plans are representative of the advertised unit, but are not always of the exact unit currently available. If you have a critical dimension for you furniture or a strong color preference for any unit feature, please confirm it yourself upon physical inspection before entering into any lease agreement.
APARTMENT ConNeXTion assumes no liability for typographical errors or inaccuracies in the information provided by advertisers. All renters are most strongly encouraged to personally inspect any rental housing advertised through APARTMENT ConNeXTion before signing any lease documentation, providing personal information such as a social security number on a lease application, giving any money for any application fee, reservation or security deposit, or rent payment.

Laws:
Civil Rights Act of 1866 prohibits all racial discrimination in the sale or rental of property.

Responsibilities:
Landlord. As a landlord you have a responsibility and a requirement under the law not to discriminate in the rental of your property on the basis of race, color, religion, sex, handicap, familial status, or national origin. You cannot instruct the licensed broker or rental manager acting as your agent to convey for you any limitations in the sale or rental because the real estate professional is also bound by law not to discriminate. Under the law, a landlord cannot establish discriminatory terms or conditions in the rental; deny that housing is available, or advertise that the property is available only to persons of a certain race, color, religion, sex, handicap, familial status, or national origin.
Real Estate Professional. Agents in a real estate transaction are prohibited by law from discriminating on the basis of race, color, religion, sex, handicap, familial status, or national origin. A request from the landlord to act in a discriminatory manner in the sale, lease or rental cannot legally be fulfilled by the real estate professional.
Renter. You have the right to expect that housing will be available to you without discrimination or other limitations based on race, color, religion, sex, handicap, familial status, or national origin. This includes the right to expect:

• Housing in your price range made available to you without discrimination;
• Equal professional service;
• The opportunity to consider a broad range of housing choices.
• No discriminatory limitations on communities or locations of housing.
• Reasonable accommodations in rules, practices and procedures for persons with disabilities.
• Non-discriminatory terms and conditions for the rental or insuring the contents of a dwelling.
• To be free from harassment or intimidation for exercising your fair housing rights.

However, our website does include links to advertiser’s independent third party sites over which we have no control. At APARTMENT ConNeXTion, the privacy of our website visitors is of extreme importance to us. This privacy policy document outlines the types of personal information is received and collected by APARTMENT ConNeXTion and how it is used.

Collection of Personally Identifiable Information:
No personally identifiable information is required to visit the Site. We do collect usage data (Log File information described below). Your use of our site may provide information regarding the types of rental properties viewed and their locations.
We collect personally identifiable information only when you provide it. Generally you will be required to provide your name and email address if you chose to preserve your “My Selections” listings for future website sessions. This information is only used by us to send you updates on new listings that are similar to your retained “My Selections” listings. We do not share your “My Selections” data or your personal information with any other party including our listings advertisers.
Some other services available to you on our website require you to provide personally identifiable information that may be shared with other parties, including (a) sending an email through the site to the rental owner will make you name, email and phone number available to that owner; (b) sending an email link to a listing to any other person will make your email address and the information about the rental available to that party; (c) use of any social sharing link (Facebook, LinkedIn, Twitter, Google+) from a rental listing will make your interest in that rental and address known to anyone who can access your postings on those sites.

Log Files:
Like many other Web sites, APARTMENT ConNeXTion makes use of log files. The information inside the log files includes internet protocol ( IP ) addresses, type of browser, Internet Service Provider ( ISP ), date/time stamp, referring/exit pages, and number of clicks to analyze trends, administer the site, track user’s movement around the site, and gather demographic information. IP addresses and other such information are not linked to any information that is personally identifiable.

Cookies and Web Beacons:
APARTMENT ConNeXTion does use cookies to store information about visitor preferences, record any user-specific information on which pages the user accesses or visits, customize Web page content based on visitors browser type or other information that the visitor sends via their browser.

Payment Information:
APARTMENT ConNeXTion does not collect, receive or retain any credit card payment information. All credit transactions are processed through PayPal through the PayPal secure payment gateway on our website. We do not ever see or retain any part of the payment source data for payments made online. If we process a customer payment over the telephone, we input the credit card data directly on the PayPal virtual terminal, so we never write down or retain your payment source information.

No Sale to Third Parties:
APARTMENT ConNeXTion and/or its affiliates will not sell, trade, barter or give any personal information obtained from renters and/or owners (including but not limited to name, residence or business address, email address, telephone number(s), owned or rented properties, and financial transaction data) to any third party, except as may be required by a government agency pursuant to a lawful judicial order requesting specific information regarding an identified party.
